BootJack Ranch of Pagosa Springs Sold for $47 Million

BootJack Ranch, the sprawling property at the base of Wolf Creek Pass, has sold for $47 million.
The sale may be the priciest residential real-estate transaction ever in Southwest Colorado, and the broker said it’s the highest known sale within the United States during the last 12 months.
The 3,500-acre ranch was most recently listed for $68 million. The asking price slipped from $88 million after it had been on the market more than two years.
The property was purchased by Colorado LLC through Telluride brokers Bill Fandel and Nels Cary of Peaks Real Estate/Sotheby’s International Realty.
Fandel said he could not reveal the true buyer but said he is a “high net-worth gentleman.” The buyer is an “end user” who is interested in preserving the “integrity of the valley” and is not a developer, Fandel said.
