The real estate market in Pagosa Springs is much like the rest of the nation. It peaked in late 2005, ran steady into the spring of 2006 and then fell like a rock experiencing 4 consecutive 30% drops in 4 years. Finally we are beginning to believe that we have bottomed out and in the last few month have experienced some real demand and even urgency as people are picking up the really sweet deals that are out there. There is a real possibility that interest rates will begin to increase next year with inflation and the sweet deals will have been picked up. A more normal market will begin to take shape and demand will rise as the national economy improves. Pagosa Springs is set to rebound as the retirement and second home markets gain momentum. There is still a lot of people of retirement age that have a lot of money. They have been slow to get into the market being unsure of where the bottom is. Nationally we have experienced several months of increased real estate sales. The economy is on the mend. Now is the time for the smart buyers to pick up the deals.
